Let’s rewind. 2013 saw a deal with Tuan Sing at S$150.2 million collapse when dissenting owners dug in their heels. Then 2015 brought a Court of Appeal ruling on cost-allocation that killed things again. By 2019, owners slashed the price to S$153 million — and got zero bids. Zero. Like queuing outside a hawker stall that’s already sold out.
This time feels different, though. Owners crossed the 80% consent threshold — no small feat — and JLL‘s steering the tender, due 13 October 2026.
Here’s why developers might actually bite:
- Freehold status in Core Central Region — rare as parking lots in Orchard during peak hour.
- Land rate of S$1,874 psf ppr, dropping to S$1,751 psf ppr after the 7% balcony bonus — cheaper than nearby GLS sites like Bukit Timah Road (S$1,820) and Peck Hay Road (S$1,865).
- No land betterment charge — a real bonus, since the next rate revision hits 1 September 2026. By contrast, the Thomson Lane site carried a hefty S$436 million land betterment charge, pushing its total land cost past S$1 billion.
The math works: 105,671 sq ft GFA, stretching to 113,068 sq ft with bonuses. That’s room for up to 98 boutique apartments, five storeys each, roughly 100 sq m apiece.
But let’s be real — this is a 48-unit estate with no lifts. Stairs only. Owners are literally climbing four storeys daily. The existing development comprises 48 apartments split between 24 units of 129 sq m and the remainder at 136 sq m, spread across three four-storey blocks. A 2025 resale at S$2.998 million for a 1,464 sq ft unit shows individual owners can still cash out well, even before any collective sale happens.
Owners stand to pocket around S$4 million each if this goes through. That’s not pocket change — that’s a downpayment on your next chapter. For context, Thomson View Condominium owners are expected to receive between S$2.5 million and S$4.39 million per unit from Singapore’s largest en bloc deal of 2024, showing what a successful collective sale can deliver.
Location’s the real trump card, though: 10-minute walk to Novena MRT, surrounded by Mount Elizabeth Novena, Tan Tock Seng, and a school catchment parents would fight tooth-and-nail for.
