Today, Urban Redevelopment Authority URA launches Marina South and Media Circle sites for sale. These two sales were the last two sites to be sold under the first half of 2023 Government Land Sales (GLS).
Details of URA launches Marina South and Media Circle sites for sale
The Urban Redevelopment Authority (URA) has just released a White site at Marina Gardens Crescent and a Residential with Commercial at 1st Storey site at Media Circle for sale today as part of the 1st half 2023 (1H2023) Government Land Sales (GLS) Programme. These two sites, Marina Gardens Crescent and Media Circle, are now up for sale under the Confirmed List. They have the potential to yield around 775 and 355 residential units respectively.
These residential units, totaling 1,130, are part of the 4,090 residential units that will be made available through the Confirmed List for the 1H2023 GLS programme.
To meet the demand, the Government has increased the supply of private housing in the GLS programme by 26% in 2H2023 compared to the previous half year. In fact, the Confirmed List supply for the whole of 2023 will reach its highest level in a decade with around 9,250 units being offered.

Marina Gardens Crescent details
An estimated 775 residential units and 6,000 sq metres of commercial space can be built on the Marina Gardens Crescent plot. It is a 99 years old leasehold site and is located right close to the Marina South MRT station.
Tenderers are required to build an early childhood development centre on the site. It is a white site so that means commercial, residential and retail uses are allowed. But considering how the government is keen to make Marina South an area where residential uses are also as prevalent as the hotels and casinos there, it is likely that there will be a minimum number of residential uses.
There are actually 4 plots of land in this site. One of the plot measuring 5,410.5 sq m must be set aside as open spare. There are also two underground space plots. The largest pilot is the 17,319.2 sq m which can generate a GFA of 72,741 sq m.
Remember that that URA announces on 5th Dec 2022 the sale of a residential with commercial at 1st storey site at Marina Gardens Lane. That site was won by Kingsford which put in a top bid of $1.03 billion. That price is an astonishing 42.3 percent higher than the next bidders from GuocoLand.
The Media Circle Site Details
On the other hand, the Media Circle Site is zoned as residential with commercial use on the first floor. The site area is 10,633.8 sq m with a maximum GFA of 30,839 sq m. It can generate about 355 residential units. It is, however, not really close to public transport and is not so accessible. So the key attraction of this site will be to those working at working places such as the nearby Mediapolis, Biopolis and Fusionopolis area.
It should bring interesting spin off effects to the new launches such as Blossoms by the Park. It will also be part of an exciting part of developments in the Western side of Singapore such as the 6.5ha site at Jurong Lake District.
The tender for both sites will close on 18th Jan 2024 and we will know what exciting new developments will be for these interesting sites in the years beyond.
