GuocoLand, alongside its consortium partners Intrepid Investments and TID Residential, has secured the Lentor Central residential site with a top bid of S$657.1 million, translating to S$1,277.71 per square foot per plot ratio (psf ppr). This figure comfortably surpassed analyst predictions of S$900 to S$1,150 psf ppr, signalling strong developer confidence in the area’s long-term potential.
Five bids were submitted for the tender, with the second-highest offer coming from a Frasers Property, Sekisui House, and Metro Soilbuild Development consortium at S$1,208.49 psf ppr. Kingsford Group placed third at approximately S$1,130 psf ppr.
GuocoLand’s winning bid, consequently, stood well above the competition, reflecting the site’s perceived value.
The development sits at 18 and 20 Lentor Central, within the Ang Mo Kio Planning Area in District 26. It spans a land area of 17,279.9 square metres, with a maximum permissible gross floor area of 60,480 square metres.
The 99-year leasehold site is the eighth released under the Government Land Sales Programme in Lentor Hills Estate, and 10 additional residential plots are planned for future release in the area. The GLS programme has recorded its highest housing supply since 2013, reflecting the government’s continued push to meet growing residential demand across Singapore.
The consortium later expanded to include Hong Leong Holdings Limited and CSC Land Group. The planned development features three 25-storey towers housing 477 residential units, ranging from one to five bedrooms.
Ground-floor space will accommodate commercial, food and beverage, and retail tenants, making it a proper mixed-use development. It is also notably the only Lentor site among the eight released to carry a residential with commercial at first storey zoning.
Location-wise, residents will be well-served. The site is a short distance from Lentor MRT station on the Thomson-East Coast Line, which is scheduled to open in the second half of 2027. Buyers purchasing directly through the developer will benefit from no agent fees and priority unit booking arrangements.
Nearby schools include Anderson Primary, CHIJ St Nicholas Girls, Catholic High, Presbyterian High, and Raffles Institution. Green spaces such as Thomson Nature Park, Bishan Park, and Seletar Reservoir are also within reach.
Project completion is expected in 2033, with tender closure set for March 3, 2026. This will mark the first new condominium in the Lentor neighbourhood in roughly three decades, a milestone that clearly justified the premium GuocoLand was willing to pay.
