How Woodlands, Kranji and Sembawang Are Transforming Into Singapore’s Most Connected & Livable North Towns

The Woodlands Checkpoint expansion will greatly ease weekend traffic. The expansion is designed to improve border throughput and reduce delays for travelers and goods, delivering border throughput. Woodlands, Kranji, and Sembawang are being positioned as Singapore’s connected north towns, with a coordinated push to blend better border movement, housing, and local livability. The plan emphasizes enhanced border and cross-border connectivity, with Woodlands Checkpoint expanding to five times its current size to streamline causeway traffic, and the Johor Bahru-Singapore RTS Link opening by end-2026 to connect into Woodlands MRT.

An additional land reclamation near the checkpoint will support expansion and improve clearance, while closer integration with the Johor Bahru-Singapore Special Economic Zone promises economic spillovers and new opportunities for residents. Reduced congestion and shorter travel times for weekend and daily commuters between Singapore and Johor are expected outcomes.

On the housing front, over 14,000 new homes are planned at the former Kranji Racecourse site, with public housing along Woodlands Waterfront and Admiralty Park designed to capitalize on scenic settings. This development trend mirrors the competitive land bidding seen in the recent Bayshore GLS site acquisition, which attracted eight developers despite government cooling measures. Waterfront homes and mixed-use projects are slated for Sembawang’s redeveloped Shipyard area, and the Kranji Neighbourhood Centre will serve the new communities near Kranji MRT.

The transformation mirrors the successful Punggol estate, blending residential living with amenities and community spaces. Integrated neighborhood hubs and livability upgrades focus on delivering a vibrant mix of uses. The Sembawang Shipyard redevelopment will feature waterfront homes, dining, recreational, and sports spaces, while the Kranji Neighbourhood Centre will offer extensive amenities within walking distance.

A broader range of commercial, retail, and dining options will be introduced, especially in Sembawang, as part of new dining and shopping concepts. Community Care Apartments and Active Ageing Centres will expand across the North towns to support age-friendly living, and the overall upgrades are designed to mirror revitalized urban hubs seen elsewhere in Singapore.

Improved transport infrastructure and accessibility is central, including a direct RTS Link to streamline access between Woodlands and Johor Bahru, TEL connectivity enhancements through neighboring developments, and upgraded public transport in Kranji to match the housing and amenities rollout.

An expanded network of health and social services and better roads and rail will, together, reduce commute times and improve city-region integration.
