And the pricing? Well, let me tell you something — Sim Lian just dropped their Amberwood at Holland and it’s actually quite reasonable for District 10. Three-bedrooms start at S$2.6 million, which works out to about S$2,945 per square foot. Not cheap, I know, but compared to what some developers are asking nowadays, this is almost a steal.
Listen, here’s the thing — this project has 212 units across 11 blocks, four to six storeys tall. Low-rise, green-centric design, very different from those towering monsters they keep shoving down our throats. The site is massive at 17,069 square meters with a plot ratio of just 1.4. You know what that means? Space. actual breathing room.
The unit mix is interesting — no one-bedroom or two-bedroom units here. They’ve got 74 three-bedrooms (872-980 sqft), 74 four-bedrooms (1,076-1,313 sqft), and 64 five-bedrooms (1,324-1,572 sqft). Clearly targeting families, not investors flipping studios. Ceilings go up to 3.2 meters, so no feeling like you’re living in a box.
Now here’s the kicker — Sim Lian bought the government land sale in August 2025 for S$368.37 million. That’s S$1,432 per square foot of plot ratio. They beat the second bidder by 22.2%! Then they went and secured an additional neighboring plot in May 2026 for S$454 million. Total land cost? Astronomical. But maybe that’s why pricing stays just under S$3,000 psf — they want to move units, not sit on inventory like some other projects I could mention.
The tender for the Amberwood site drew five bids in August 2025, reflecting strong developer interest in the Holland Plain precinct five bids.
Location-wise, it’s solid. The development sits within a prestigious Good Class Bungalow enclave in Holland, offering residents doorstep access to Holland Green Linear Park and the future Community Plain Good Class Bungalow enclave. Methodist Girls’ School is within 1 kilometer — that alone adds premium. King Albert Park MRT is about 950 meters away, and Sixth Avenue is roughly 1,030 meters. Plus there’s the future Cross Island Line interchange coming in 2032. The area’s going to transform with the Holland Plain masterplan — eight parcels, around 2,500 homes total, plus parks and community spaces.
Amenities include a 50-meter hilltop lap pool, kids’ pool, hydro pool, thermal bath, fitness studio, and even a childcare centre. Premium brands like V-ZUG and Liebherr, natural marble in select units. Vacant possession targets June 30, 2030. Sales bookings start September 26, 2026 — that’s their Q4 launch strategy. Buyer confidence in the area appears well-founded, with CCR unsold inventory dropping to approximately 5,487 units at end-Q1 2026, the lowest level since Q2 2023.
Is it worth it? For families wanting space in a good district with good schools nearby, I’d say yes. Just don’t expect any bargains — this is Holland Plain, not some ulu corner of Singapore.
