On November 26, 2025, the URA released three significant sites under the H2 GLS programme, collectively injecting approximately 1,650 new private homes into the supply chain. These plots, located at Dairy Farm Walk, Tanjong Rhu Road, and Dover Drive, represent a crucial portion of the 4,725 units planned for the broader programme.
For nature lovers who prefer lush greenery over concrete jungles, Dairy Farm Walk is conveniently nestled near Dairy Farm Nature Park and accessible via the Bukit Timah Expressway. This site, spanning 29,444.2 square metres with a maximum GFA of 41,222 square metres, allows for 480-500 units near lifestyle hubs like HillV2 and The Rail Mall. The neighborhood characteristics of this area make it particularly attractive for families seeking a balance between urban convenience and natural surroundings.
Conversely, the Tanjong Rhu Road site is a rare gem, marking the first residential release in that specific area since 1997. Ideally bounded by the Singapore Swimming Club to the east, it comprises 12,239.2 square metres of land with a maximum GFA of 45,285 square metres. It promises about 525 units within a 95-100 metre height limit, offering residents proximity to Dunman High School and Katong Park MRT station. Future residents will benefit from being improved connectivity situated within the Kallang precinct, which is undergoing major renewal under the Kallang Alive Master Plan.
The Dover Drive site serves the academic crowd and families, located in the Greater One-North Area near NUS and Fairfield Methodist School. Expected to yield 625 units, this plot is unique because it mandates flats-only development with 3,000 square metres of retail space at the first storey. Due to the high demand in this precinct, market analysts anticipate roughly 8-9 bidders participating in the tender.
With a massive maximum GFA of 56,773 square metres, it will stand tall at 160 metres SHD next to the Ayer Rajah Expressway. Developers must strategize carefully, as tender closings are staggered to allow a phased bidding process. Dairy Farm Walk closes its tender first on January 22, 2026, followed by Tanjong Rhu Road on February 5, and finally Dover Drive on March 26.
As these prime locations hit the market, the competitive landscape for acquiring land investment heats up considerably.
