This will be delivered through a phased development over up to 13 years, aligned with Masterplan 2025. A key driver is the plan to deliver approximately 4,000 waterfront homes along the Kallang River, delivered in phased blocks over up to 13 years.

The site is bounded by Kallang Road, Crawford Street, Rochor Canal, and Kallang River. This emphasizes accessibility and a clear sense of place. A network along Kallang River and Crawford Street integrates cycling routes, and the waterfront views are a defining feature. Similar to the recent record-breaking sale at 32 Gilstead Road, this development showcases Singapore’s thriving property market.

Development will bring about approximately 4,000 new residential units across the precinct. A master developer approach allows phased land acquisition and delivery over up to 13 years. The maximum gross floor area is capped at 390,000 square meters for the total site, and all residential components will sit on a 99-year lease.

The design responds to market demand, allowing flexible project scaling and timelines as conditions change.

Urban sustainability is central, guided by biophilic design that requires 100% landscape replacement and extensive skyrise greenery. District-level pneumatic waste conveyance and stormwater systems are planned, with at least 5 hectares of public parks and green space within the precinct.

The Kallang Riverside Park will transform with ABC Waters integration, aligning with efforts to reduce the carbon footprint and optimize resource use.

The land is classified as a White Site, enabling flexible mixed-use development with two main residential plots and possible commercial uses on lower storeys in certain parcels. Heights range from 120 to 150 meters.

The site covers about 8.2 to 8.29 hectares, with commercial and retail spaces capped at 50,000 square meters for ancillary uses. The waterfront environment will support water sports, while public spaces and terraces encourage communal activity.

Residents will benefit from proximity to lifestyle hubs and the Old Kallang Airport development. These plans aim to balance growth with life.
