Tender Opens for Second Chuan Grove Site Amid Rising District 19 Property Demand

As the property market in Singapore continues to buzz with activity, the Urban Redevelopment Authority (URA) has officially opened the tender for the much-anticipated Chuan Grove site, a prime piece of land under the Government Land Sales (GLS) Confirmed List for the second half of 2024.

Nestled in a sought-after area near Serangoon Gardens and Bartley, this 15,831.5 square meter plot, with a maximum gross floor area of 47,495 square meters, could house around 555 residential units. What’s more, it comes with a thoughtful requirement to allocate at least 500 square meters for childcare facilities, ensuring family-friendly appeal.

Developers have until noon on July 8, 2025, to submit their bids, and the excitement is already palpable. Given its prime location, the site is expected to draw significant interest from developers looking to capitalize on District 19’s demand. Additionally, with the scheduled launch set for December 2024, this development promises to be a key highlight in the region’s real estate landscape scheduled launch December 2024.

This site isn’t just another piece of land; it’s a golden opportunity in District 19, where new private housing supply has been scarce since the last major launches like Chuan Park and Cardiff Residence back in 2011.

With its strategic spot minutes from Lorong Chuan MRT, plus easy access to schools, shops, and transport, Chuan Grove is poised to attract both investors and families.

Add to that the wave of HDB upgraders—around 3,815 flats in Toa Payoh hitting their Minimum Occupation Period in the next four years—and demand looks set to soar.

Market watchers are betting on a heated bidding war, with up to five developers potentially vying for the site, and top bids possibly reaching $1,250 per square foot per plot ratio.

The URA’s broader plan also deserves a nod here. Chuan Grove is one of four sites released in this GLS round, collectively offering 1,535 homes, as part of a larger 5,050-unit supply for the year’s second half.

It’s a calculated move to balance housing needs with market stability. Compared to recent sales like Chuan Park at $2,579 per square foot, or Fourth Avenue Residences at $2,658, the stakes are high.

Will developers see this as their chance to shine in a transforming District 19? Only time will tell, but for now, all eyes are on Chuan Grove.
