Lentor Central GLS are launched : Two new developments are coming to two parcels sold under the latest GLS (Government Land Sales) at Lentor Central and Lentor Hills Road.
Initially, the government launched a land parcel each at Lentor Central, Lentor Gardens and Lentor Hills Road (Parcel B) for sale under the 1H2022 Government Land Sales (GLS) Programme.
Lentor Central GLS are launched : The Details
Two of the residential sites, Lentor Central and Lentor Hills Road (Parcel B), were launched for sale by public tender under the Confirmed List.
And now these two sites, Lentor Central and Lentor Hills Road (Parcel B) were successfully tendered in September 2022.
These two sites and three others will make this Lentor area a private housing haven in the near future.
Lentor Central GLS Site
Situated opposite the mixed-used Lentor Modern project, the second upcoming development in Lentor Central will sit on a 99-year leasehold site which spans 1.34 hectare and could potentially yield 470 residential units.
The plot fetched a top bid of $481 million. The top bid price works out to a land rate of $1,108 per square foot per plot ratio (psf ppr), which is 8% lower than the land rate of Lentor Modern (at $1,204 psf ppr) that were sold earlier.
Given the pent-up demand for new homes in the Outside Central Region (OCR) by HDB upgraders and owner-occupiers, these upcoming projects will likely see favourable response from buyers. After all, Singapore Private Home Sales actually doubled in Sep 2022.
Transformation and rejuvenation of Lentor Hills
All the new residential projects are all located within walking distance to the Lentor MRT station on the Thomson-East Coast Line (TEL).
In particular, this new Lentor Central GLS project will be close to the train station. Future residents will be able to get to the Lentor MRT station easily.
Commuting then will be a breeze, with the TEL connecting to three existing MRT lines – the North-South Line (NSL), the Circle Line (CCL), and Downtown Line (DTL) and the future Cross Island Line (CRL) all within a few stops from Lentor MRT station.
Lentor Hills Area will be an great place to stay
Envisioned as a tranquil, lush and pedestrian-friendly estate, Lentor Hills features parks and commercial amenities.
Future residents at the Lentor Central GLS development can enjoy a stroll in the Lentor Hillock Park at its doorstep, or if they are up for it, all the way to Thomson Nature Park or Lower Seletar Reservoir Park via the upcoming Linear Park. Details of the Lentor Hills parks were announced in Jan 2023.
For the avid cyclists, there are also cycling paths that offer seamless connectivity to Ang Mo Kio, and a denser network of such paths in the future will further enhance inter-town bike trips.
Easy access to amenities and work
For daily shopping, there will be commercial shops at Lentor Modern mixed development next door or in Ang Mo Kio with the AMK Hub and Djitsun Mall, as well as many cool F&B outlets along Upper Thomson Road.
There are also many good schools in the Ang Mo Kio area, such as Anderson Primary, Ang Mo Kio Primary, CHIJ St. Nicholas Girls’ School, Mayflower Secondary, Yio Chu Kang Secondary, Presbyterian High School, Anderson Serangoon Junior College, and Nanyang Polytechnic.
With several employment zones around Lentor Hills, future residents can find work closer to home easily. These include the Sindo Industrial Estate and Ang Mo Kio Industrial Parks 1 to 3. Further north, there is the Seletar Aerospace Park as well as Sengkang West Industrial Park.
