Major Wave of New Homes to Transform Yishun MRT Area

3,294 new BTO flats will transform Yishun, with collections as early as 2028—shocking 3-year wait time slashes typical BTO delays. Will these historically affordable homes vanish forever?

A major build-up is heading for the north, as a wave of new homes is set to reshape the area around Yishun MRT. October 2025 will see at least 3,294 new BTO flats launched, with a significant share anchored in Yishun, and more sites to follow. Applicants must secure an HFE letter by 15 September 2025 to take part in the launch.

Northbound housing surge: 3,294 BTOs reshape Yishun MRT area from October 2025, with more to come

HDB’s master plan flags three major residential plots around the station, consolidating momentum that began with the July launch, making this year’s additions among the area’s largest. The flagship here is Yishun Glade, a 963‑unit project spanning 2-room Flexi to 5-room flats, designed to support family upgraders and first-timers alike. Taken together, the pipeline positions Yishun as one of the most frequent BTO destinations in the north. Yishun Glade is near Junction 9 and the Khatib Bongsu Park Connector, offering added convenience and access to green spaces.

Residents are likely to value proximity because the projects are clustered near Yishun MRT and the Integrated Transport Hub, trimming commute times and easing daily errands. Yishun Glade sits by Yishun Street 31 and Yishun Ring Road, placing buses, trains, and neighborhood shops within easy reach. Direct links to the CTE and SLE extend mobility for drivers, while last-mile connections are strengthened by malls and healthcare facilities.

Inside the estates, variety and liveability are emphasized. Yishun Glade offers 2-room Flexi, 3-room, 4-room, and 5-room options, with layouts planned for cross-ventilation and natural light. Communal gardens, playgrounds, and fitness corners underline the family-friendly focus. The development incorporates elements of mixed-use planning with accessible commercial spaces integrated within the residential zones.

Multi-storey car parks with rooftop gardens add useful greenery. Precinct pavilions encourage small gatherings, and architectural facades are tuned to blend with the current streetscape, not shout over it.

Indicative prices start around $180,000 for 2-room Flexi, $260,000 for 3-room, $350,000 for 4-room, and $500,000 for 5-room flats. Grants tilt the scales in favor of first-time buyers and young families, and quicker construction means faster key collection, a small line item that can save months of rent.

Wait times are projected at under three years. Yishun Glade targets completion in late 2028, aligning with national acceleration efforts. The timeline suits households planning within this decade, and community upgrades are set to follow, including new health facilities, improved park connectors, landscaped walkways, and cycling paths.
